Caretaker
Delaware Mansions has an onsite caretaker.

The Caretakers responsibilities include:
- General security and minor issues
- Day to day cleanliness and routine maintenance of the buildings and front gardens
- Supervising the state of the common parts
- First point of contact for Delaware Mansions Ltd contractors on site
- Supervising bin collections
- Contact for key cutting
Please note that the Caretaker duties do not include:
- Being a porter nor there for residents’ personal use.
- Signing or storing parcels
- Letting in guests or workmen
- Maintenance to individual flats
Please only contact the caretaker directly in the event of an emergency eg. Fire, gas/water leak, roof leak, power failure, break in, security concern, key fob not working. In these instances you should also contact the relevant utility provider or emergency service.

Utilities
Electricity & gas meters
All electricity meters are in a dedicated cupboard that is not accessible to residents. The Caretaker will provide meter readings whenever needed.
Most gas meters are located inside the flats (locations may vary).
For flats with external gas meters, the caretaker can supply readings upon request.
Rubbish removal
Please note that it is your responsibility to dispose of all rubbish from your flat.
Dispose of your rubbish in the correct designated bin;
- Household Waste (all black bin) for general trash
- Recycling (green lid bin) for recyclable materials. Recycling must be contained in see through bags provided by Westminster City Council (WCC)
- A list of recyclable materials is printed on every recycling bag. Bags can be collected from Maida Vale Library (Sutherland Avenue) or order them online https://webforms.westminster.gov.uk/order-recycling-bags/
- No rubbish bags to be left outside the bins
- If the DM bins are full, please take your waste to the nearest WCC bin with capacity
- No building materials allowed
- No loose items – all waste must be bagged and securely tied
- No furniture or large items to be left in the bin areas – please contact the caretaker for assistance.
DM Household waste and Recycling bins can be found at either end of the mansions block.
Residents not following these guidelines will be responsible for any fines or costs arising.
Front Door Security
Front door keys
Keys to the front doors of the blocks are available to residents and flat owners. If you require keys please contact the building management for more information.
Cleaning
Cleaning of the common parts of the blocks takes place 5 mornings a week, Monday to Friday. At all other times please take care to keep the areas in your block and around your flat as clean as possible. Please note that items such as bikes, pushchairs, furniture and umbrella’s are not to be stored in the common areas.
Tradesmen
Please ensure that all tradesmen hired to work on your property have the appropriate qualifications necessary to carry out the task. In some instances we may be able to provide recommendations for certain trades, please contact the building management for more information.
